The Məxiɫp Home

This Məxiɫp Home debuted as part of the City of Eugene's pre-approved ADU program. This marks a significant milestone as it is the first Cross Laminated Timber (CLT) home to be pre-approved as an Accessory Dwelling Unit (ADU) in Eugene, OR. The Məxiɫp Home, which draws its name from the Syilx language meaning "Cedar," is a testament to CedarStone’s commitment to sustainable building and cultural heritage as an indigenous-owned company.

 

Size

While the original design of the Məxiɫp Home met the 800 square foot limit of an ADU for pre-approval, the City has now adopted the state wide middle housing code which allows for the dwelling to be larger. The version pictured is 1000 square feet with an added carport.

 

Awards

CedarStone’s Məxiɫp Home was awarded the prestigious Earth Advantage Platinum certification and Net Zero Energy Certifications. It was also awarded 2024 EA Market Rate Project of the Year , 2024 EA Community Engaged Design Award, and the 2024 EA Zero Energy Club setting a new standard in energy-efficient housing. The Məxiɫp Home was also selected to be featured in the International Mass Timber Conference where we are also debuting the mass timber drop-in dwelling (Estkwés) and speaking on a panel on the topic of modular mass timber construction.

 

Details

Supported by the Northwest Native Chamber and the National Association of Minority Contractors, CedarStone designed and built the first Məxiɫp home with a truly craftsman interior.

Installation

The Məxiɫp Home is constructed with mass timber walls, roof and floor. On its first build, all panels had to be carefully maneuvered down a narrow alley access, posing additional innovation with regard to installation. The structure was erected in 3 and a half days. 

 

Overall, the Məxiɫp Home is 3-4 weeks of prefabrication, and 4-6 weeks of on-site installation.

CedarStone has streamlined the prefabrication and installation of the Məxiɫp Home so that we can deliver it at the impressive price of $350-$450 per square foot. This is close to market rate pricing, and yet surpasses even high-end market rate construction quality ten fold. 

 

The design as shown above is 1,000 square feet, and includes 2 bedrooms and 1.5 baths plus carport. It can easily be modified for a 3rd bedroom.

Average cost of the Məxiɫp Home is $367,000.

Price includes the structure, all fixtures, finishes, and all interior electrical and plumbing. Excludes foundation and earthwork. $12,000 crane and shipping allowance included.
